Cold calling can seem daunting, but it can lead to some of your best deals. On today’s episode, we talk with Joette Trinh, a real estate attorney and investor, on her success with landing probate deals through cold calling and what she’s learned from closing over 1,200 transactions as a real estate attorney.

We discuss with Joette how she began investing by flipping mobile homes while in law school and how her mother taught her to persevere through challenges. Joette shares with us the four things she looks for when analyzing a deal, and the script she uses when cold calling probate executors. She also explains the lessons she’s learned closing real estate transactions as a lawyer and how you can prevent yourself from making the same mistakes.

As a first generation American—Joette Trinh’s mother is from Vietnam and came to the US during the Vietnam war after spending nine months in a Malaysian refugee camp. She arrived with $3.50 in her pocket to start her new life in America which taught Joette the value of hard work. After Joette’s father left at age 5, her mother raised Joette for many years on her own. After attending a 'real estate boot camp' taught by a well-known real estate 'guru', Joette decided she wanted to learn about real estate. She didn’t have any money so she bartered work for education. That tenacious attitude paid off. She’s now been a real estate attorney for seven years-closing over 1200+ transactions and built her real estate portfolio with her husband.

On today’s episode, we discuss a ton with Joette, including:

  • How to speak to probate executors when cold calling
  • The mindset you need to be in to create a solution for the seller
  • Lessons learned while closing transactions as a lawyer
  • The importance of taking action instead of waiting for things to be perfect
